VBox-7.0.20 Cannot start VM: VERR_NO_LOW_MEMORY on Fedora 40 & kernel 6.10.6

Description
I have an i7 32Gb RAM with Fedora40 and VB-7.0.20
I'm not able to start any vm although there is enoght available memory. VB aborts launch and shows:
VERR_NO_LOW_MEMORY (-72) - Out of memory condition when allocating memory with low physical backing.
Found a similar bug report in: https://bbs.archlinux.org/viewtopic.php?id=298056
You can bypass this problem with this command:
root# echo 3 > /proc/sys/vm/drop_caches

Please install matching Extension Pack. Also, you are using VirtualBox from rpmfusion, not provided by us.
